Some of us remember Japan's "lost decade" and real estate/economic experiences, having actually been eyewitness to the events as they unfolded.
When I ran across this graph, it gave me a shiver as I recalled what happened to them...and considered how similar things are for us here, today.
- No, this was NOT the same as the infamous Chris Matthews 'tingly leg' feeling.

Keep in mind that Japan effectively does not allow immigrants. At least the numbers brought in by the US. Subsequently, their population has been declining rather rapidly, to the point where many schools are being closed.
The effect this has on land values and house prices can be imagined, so it is unlikely to be repeated in the US where even the native population is basically at breakeven and the immigration continues at a high level.
